Gulch Offers Affordable Nashville Real Estate

Trendy downtown living is revitalizing Nashville real estate’s vibrant urban corridor at The Gulch.  Developers are reaching out to the active 25- to 35-year-olds that frequent downtown hot spots.  As first homebuyers, these Generation Xers and Yers want affordable, simple, and convenient downtown Nashville real estate.  With easy access to I-40, shopping, retail, entertainment, Vanderbilt University and Medical Center, and with myriad employment options in the Central Business District nearby, The Gulch is becoming the newest pedestrian focus in downtown Nashville’s real estate.

With a planned 2008 opening, Velocity will feature 265 units and 21,000 feet of retail space beneath a four-story building.  To keep costs down, the units will average only 700 square feet and will start at $160,000.  A large majority of units will sell for under $250,000, hard-to-find prices in downtown Nashville real estate.  Though small, the Nashville real estate condos have great style.  Bristol brought in a Seattle designer who put together fun and edgy showoff designs.  The show room features a full-scale model with sliding-glass doors separating the dining and bedroom areas and a friendly balcony for a potted-plant garden and to make it easy to whistle at passersby.

Other Bristol urban developments in the area are ICON, Bristol West End and The Bristol on Broadway.  Bristol Development LLC rang the bell when it unveiled the 22-story ICON, which sold out within 48 hours, even though it will not be complete before 2009.  ICON presents even more windows and magnificent views overlooking the city lights.  Floor-to-ceiling windows 10-feet high, larger balconies, walk-in closets, stylish finishes, stained concrete flooring, open lofts, open bathroom suites with soaking tubs and walk in showers, and high-speed elevators set off this architectural jewel in a grand way.  One and two bedroom units are perfect for the young working class and retirees flocking downtown.

Bristol West End is a sophisticated four-story, brownstone, condominium community in the thriving midtown corridor that opened sales in 2005.  It offers one, two, and three bedroom units from 553 to 1,324 square feet each, priced between $155,900 and $399,000.  Strong classic elements capture high-quality design features such as tiled bathrooms, granite countertops, stainless steel appliances, 9- and 10-foot ceilings, stained concrete or hardwood floors, and fries-style carpeting in bedrooms.  The community also offers underground parking, a lush courtyard, swimming pool, outdoor fireplace, a fitness center and clubhouse.

The Bristol on Broadway in midtown also offers architectural detail, loft-style units, sophisticated design including built-in computer workstations, covered parking, a rooftop deck, a health and fitness center and much more.

These are just a sampling of some of the residential development heading into downtown.  Look for additional smaller developments to open affordable options in the future.
