Fast Growing LaVergne Nashville TN Real Estate

Since the year 2000, the LaVergne suburb of Nashville TN real estate has welcomed more than 8,000 new residents.  The 43.9 percent jump in population from 18,935 to 27,255 in 2006 has earned LaVergne’s Nashville TN real estate the ranking of No. 61 fastest-growing suburb in the United States.  LaVergne’s arms are wide open.

It’s true that the City of LaVergne has averaged 575 residential building permits a year for the last several years.  Tennessee’s largest subdivision, Lake Forest Estates, added 3,000 Nashville homes in LaVergne alone.  Then there is Woodland Hills and many other pretty neighborhoods sprouting up around the LaVergne TN real estate.

Why are people coming from places like California and New York?  Many are moving here to be near the wide array of cultural amenities in the greater Nashville, Tennessee real estate area.  With a great location just off Interstate-24, the easy access to the major resources in nearby Nashville, Tennessee’s real estate and Murfreesboro are prime reasons for the boom.  Sometimes it is family or a job that spurred the move.  Considering that one of the largest industrial parks in the state is here, that international companies like Bridgestone Firestone and Ingram Books are here, and that gradual retail development is underway, there are lots of employment options in the local area.  And, word has gotten out that this community has extremely low property taxes (50 cents per $100 of assessed value).  That’s a big draw for lots of people who are looking for affordable housing. 

However, the city is working overtime to keep up with the growth.  A stressed infrastructure has seen some relief with the recent opening of the new $19 million Lake Elementary School, the $7.5 million project to widen roads near the I-24 exit to Murfreesboro Road, and talk of widening the primary route of Waldron Road where future retail growth will likely happen.  The entire gamut from law enforcement to parks and recreation is receiving an overhaul.  Some complain of the growing pains; others are grateful for the small-town feel that is still alive, for the library, for the friendly community.

So when Forbes.com, an online business publication and Forbes magazine ranked the city as the 61st fastest growing suburb in the United States, some area residents were surprised and others still consider it a small hamlet perfect for all of their needs.  The example set by the traditional tight-knit southern neighborhoods goes a long way towards setting an example for the newer ones.
