Noting that people from across America love the waterfront real
estate in eastern Tennessee, the spotlight is now on Middle Tennessee’s
lakefront real estate. Resort-like waterfront Nashville
real estate near town is hitting the spot for second-home buyers and active
retirees.
New riverfront Nashville
real estate options are on the market. In 2006, the Cumberland Yacht
Harbor opened as one of Nashville’s first upscale riverfront communities.
Only five miles from downtown Nashville real estate, the community features
swimming pools, tennis courts, and a river walk with dining, retail, and office
space. Its condos are being snatched up by active post-professionals
wanting water recreation, boating, and proximity to downtown.
The condos are definitely upscale, ranging in size from 2,240 square feet to
4,980 square feet. Shiny hardwood floors, Viking-equipped kitchens,
built-in grilles on each deck, and elevator access are standard. Prices
begin at $650,000 per unit. Association fees (starting at $240 based on
square footage) cover insurance on the buildings, maintenance, landscaping,
amenities like pools and tennis courts, and a reserve capital fund for
long-term.
Only 30 minutes from town, Harpeth Shoals Marina is a gated community located
on the Cheatham Lake section of the Cumberland River. It features a
143-slip marina, 136 condominiums, and the Bridge Restaurant perched along 28
acres of scrumptious landscape. Leslie Finley, director of marketing and
public relations for Harpeth Shoals says that the river/lake is much wide at the
community making it more recreationally friendly for a variety of boats and
water sports including skiing, canoeing, or wakeboarding. Second-home
owners appreciate being able to come and go without thinking about maintenance
or security.
The Braxton Condominiums offer 136 state-of-the-art residences overlooking
the lake and ranging from 1,500 to 2,100 square feet, with 350 square feet of
outdoor living space. Prices start at $450,000. Each unit comes equipped
with nine-foot ceilings, granite countertops, hardwood floors, Kohler kitchen
and bathroom fixtures, stainless steel appliances, and private terraces with
panoramic views. Association fees range from $189-$285 and cover pool,
security, lawn, and maintenance fees, and a fitness center membership.
Further south of town is the popular Fanning Bend at Tims Ford Lake, which
offers waterfront living at the foot of the southern Cumberland Plateau
Mountains. In addition to boating and fishing on the spring-fed,
deep-water lake, owners take advantage of the Bear Trace at Tims Ford Golf
Course designed by Jack Nicklaus.
