1. What is the Home Buyer's Guarantee, and how was it formed?

The Home Buyer's Guarantee Team (HBG Team) has been assembled by Steve Condurelis, lead realtor and co-founder of Keller Williams in Middle Tennessee, to provide a seamless transition into your new home.  Steve's 30 years in the business have taught him many things, not the least of which are how to identify and partner with the best trained and most responsible professionals in their fields of expertise.

2. Must I use all services offered?

For the overall gurarantee to be honored all services must be used.



3. What areas of Middle Tennessee do you serve?

The HBG Team serves Davidson County (Metro Nashville), and Williamson, Sumner, Rutherford, Dickson, Cheatham, and Robertson counties.



4. Do you work outside of Middle Tennessee?

Yes. We are affiliated with other agents outside the area. Whether you are buying or selling a home, once we have interviewed you and your family, and understand your real estate needs, we will in turn interview prospective professionals to make your next move more pleasant. We do receive a referral fee from the agency that is selected to serve you.



5. I need to sell my home first. Can you help me, even if I live out of the area?

We are prepared, in most instances, to help you market, sell, and close your home. Our only requirement is that we meet with interested parties at the same time in to clearly understand your goals.



6. If I hire your team, what is expected of me as a potential home buyer?

  1. Buy and close on a home in the next 6 to 12 months.
  2. Meet with a lender and proceed with all aspects of the loan process prior to viewing properties.
  3. Meet with each service professional personally to ensure that the buying process continues on schedule, or have my realtor meet with them on my behalf.
  4. Agree to pay each service professional according to the contract outlined unless otherwise pre-negotiated.
  5. Understand that the home search and purchase process is complicated and may require the skills of a real estate agent to handle any potential conflict between buyers and sellers.
  6. Understand that should my contract require a retainer on my part that the monies will be held in an escrow account, and retained by the HBG Team only if I fail to live up to the terms of this agreement.
  7. Agree that after the initial interview, I will sign an exclusive buyers represenative agreement for one year.
  8. Understand that as a buyer, I will be involved in making all buying decisions.
  9. Understand that this guarantee is non-transferrable.
  10. All potential buyers may not qualify to be part of this special homebuyers gurarantee. The initial interview process is for both the buyer and buyers broker to acertain whether or not they believe that the partnership would be mutually beneficial to all parties.


7. The entire buying process is so mind boggling. Can you help me keep it organized and help it make sense?

8. We don’t know anyone in the Nashville area. Can you help us get situated?

Steve Condurelis is a Nashville native. The HBG Team has been working as a buyers team informally for many years. Our contacts and relationships are strong, vital, and maintained. 9. What about area schools? Can you help us identify excellent private schools for our kids? Can you tell me about the public schools in each Middle Tennessee area?

Schools are a highly subjective topic. Each child in each family exhibits strengths and attributes that may respond to differing types of education. Although we don't purport to be trained in this area, we certainly have knowledge of where to go to get the answers you may require as concerned parents.



10. My corporation is moving to Middle Tennessee. Can the HBG Team handle a fairly large group of families?

Absolutely. Over the years Steve Condurelis has been active in helping find homes for employees from many large corporations.



11. What other relocation services do you offer?

We can help you define, locate, and interview other realtors in most cities in the U.S. and Canada.

We do normally receive a referral from the realtor chosen by you for having introduced the relationship.
